How it Works
- Agent Representation is free to you. The seller’s real estate broker pays us to bring a buyer to them. When you close on your home, we will pay you a Buyer Bonus of up to 0.5% of the purchase price. Some restrictions apply, more details below.
- We will provide you with the necessary tools to never miss a new home on the market. You will use these tools to find the homes that you want to see. We will make sure that you are comfortable using our technology and with its accuracy. We are accessible and flexible to meet you in person to show you properties so that you can see the available inventory.
- Our service includes market expertise, area knowledge, and investigation and negotiation of the home that you choose. We will advise you on writing an offer and getting the best possible deal on the home. In addition, we have an outstanding preferred vendor list for the host of services you will need during and after your purchase.
- The Buyer Bonus comes out of our marketing budget. You agree to provide us with online testimonials that we can use for marketing purposes.
We offer a bonus of 0.5% on properties purchased for $200,000 or higher and on which the buyer broker commission is at least 3.00%. You may use the money for closing costs, toward a home warranty, or we will make a donation to the charity of your choice. For properties under $200,000, or on which the commission is less than 3.00% but not less than 2.50%, the bonus will be 0.25% of the purchase price.
You must have a signed Buyer Broker Agreement with us (with an agreement period of at least 12 weeks) before the initial showing of the property you purchase to be eligible for the Buyer Bonus. Upon execution of this agreement, you must let other agents know that you are working with us as your agent in order to avoid possibly losing the Buyer Bonus and the potential for a commission dispute. If you visit a home without us and are not clear to the listing agent that we are your agent BEFORE you go inside, they may not allow you to have paid representation and you could be liable for our commission.
